Direct adjacency to a Transelectrica substation inaugurated in May 2026
The Transelectrica 400/220/110 kV node adjacent to this site was commissioned 26 May 2026 — not proximity, adjacency, documented in ANRE's public records and verifiable in satellite imagery.
43% renewable grid. Air and potential river cooling. PUE ≤1.20 design target.
Romania's national grid already runs on 43% renewable energy, ahead of its 2030 EU target, and the Barzava river cascade (5 hydro plants, 28 MW) is a nearby water resource; whether it can serve this site for cooling has not been established. Direct 10–15 year PPAs with wind and solar producers are legal and already active under Romanian energy law. Caras-Severin is also designated an EU Just Transition Fund territory, which may make projects here eligible for co-financing — though Resita Data Infrastructure SRL has not submitted an application to date.
At 320 m altitude, with a Banat Montan mean annual temperature of 10°C, free-side air cooling is viable for 8,000+ hours a year, which is the basis for the PUE design target. No Barzava flow figure is documented for this site, so water availability for liquid cooling is not established. Water abstraction and discharge permits will be filed under the ANAR (Administratia Nationala Apele Romane) framework in coordination with the development partner, a standard pre-construction step.

Infrastructure parameters match Western European wholesale and hyperscale build-to-suit requirements
Direct Transelectrica grid adjacency, with capacity pending ATR confirmation. Scalable industrial land under a single concession. A PUE target of ≤1.20, air-cooled with liquid cooling under evaluation. EU-sovereign, NATO-aligned. Together these speak to the same power, land, and regulatory constraints that have closed the FLAP corridor to new wholesale and hyperscale capacity — an early-stage, pre-ATR alternative for operators evaluating options outside those markets, not a queue-free guarantee.

| Per the owner, following an in-person site visit: a major Orange Romania fibre route runs near Casa cu Tei on Calea Caransebesului (approx. km 8), about 0.5 km from the RES1 parcel (km 7.5). Orange has indicated it would carry out the connection works when needed. Reported by the owner; written confirmation from Orange is pending. | ||||
Direct grid adjacency — ATR pending
A Transelectrica 400/220/110 kV triple-voltage node, commissioned 26 May 2026, with Transelectrica's reply (Nr. 29067, 18.06.2026) to the company's request on file and no existing tenant load. No moratorium; ATR pending. No MW capacity is allocated to the project; the grid solution study offered for a requested load of 250 MW has not yet been contracted, and later phases are indicative only. No ATR timeline is confirmed.
Natural cooling — PUE target ≤1.20
The Carpathian microclimate supports ambient air cooling for most of the year, which is the basis for the PUE 1.20 design target. Potential liquid cooling using the adjacent Barzava river is a design option under evaluation; site-specific water availability and cooling feasibility have not yet been independently confirmed.
EU jurisdiction — GDPR and the EU AI Act apply by law
Full EU member state jurisdiction, NATO-aligned. EU law, including GDPR and the EU AI Act, applies in Romania as in any member state. No facility exists yet, so no compliance certification is claimed.
Five European capitals under 25ms (estimated) — CEE regional hub with FLAP reach
Belgrade <14ms. Budapest <18ms. Vienna <22ms. Sofia <24ms. Frankfurt <28ms. London <38ms. Bucharest <32ms. Estimated via standard network propagation calculations on existing fibre routes — not a measured or contracted latency. Carrier-neutral cross-connect planned from Phase 1. 120M+ population within 32ms — indicative regional reach, not a verified market-supply claim.
Possible expansion toward 31 ha — not yet secured
A 30,000 sq m parcel under a municipal cooperation agreement (concession approved by Council, signature pending), with a stated ambition to scale to 31 ha under the same single-landlord framework if the project earns it. Expansion beyond the current parcel is not yet secured.
That's the real state of it. If it fits, talk to us.
No confirmed MW yet. Concession signature still pending. A real land position next to a live substation. If that's what you're looking for, get in touch. If it isn't, no hard feelings.
