The Story Behind
This Site.
Resita Data Infrastructure SRL did not appear overnight. This project has an 18-month history of site research, grid documentation, and institutional engagement. This page exists to give serious partners the context they need to evaluate our credibility.
All milestones marked as confirmed refer to publicly verifiable facts or formally registered documents. Future milestones are presented as generic phases — specific timelines are disclosed under NDA to qualified partners only.
Current project status — March 2026
Institutional-grade origination. LOI received. Partner selection underway.
The foundational work — grid documentation, site identification, institutional engagement — is done. What is needed now is a development partner or infrastructure fund to lead the ATR grid study, land acquisition process, and construction.
Project Timeline
From the first site identification to the current stage. Every milestone is dated and its status marked.
Site identification — Valle Terovei, Reșița industrial zone
The Valle Terovei industrial zone in Reșița was identified as a viable data center site. The decisive factor: direct adjacency to the Transelectrica 400/220/110 kV substation then under active upgrade by Siemens Energy, Electrogrup and Retrasib — a €multi-million public infrastructure investment in progress. Confirmed industrial zoning required no rezoning. Initial grid feasibility analysis commenced using ENTSO-E public records and Transelectrica PDRET planning documents.
EU regulatory framework analysis
Systematic mapping of the EU energy infrastructure framework applicable to the site: TEN-E Regulation (EU) 347/2022, ENTSO-E TYNDP Project 144 PCI designations (Mid Continental East Corridor, Trans-Balkan Electricity Corridor), ANRE Order 59/2013 ATR grid study procedure, OUG 24/2022 strategic investment pathway. The legal and regulatory basis for the project was established before any institutional engagement.
Confidentiality agreement signed — Municipality of Reșița
A formal confidentiality agreement was signed between the project initiator and the Municipality of Reșița, establishing the institutional cooperation framework. This document — executed with official municipal signature and stamp — confirmed the municipality's strategic interest in attracting data center investment and the project initiator's role as delegated coordinator.
Transelectrica 650 MVA substation upgrade confirmed operational
Transelectrica officially commissioned the upgraded 400/220/110 kV substation at Reșița — 650 MVA installed capacity (400/220 kV: 400 MVA + 400/110 kV: 250 MVA), upgraded by Siemens Energy, Electrogrup and Retrasib. This public event confirmed the core technical thesis of the project: the grid node was real, operational, and among the most strategically positioned in Southeast Europe. Grid infrastructure research — full documentation
Systematic documentation of all public grid infrastructure relevant to the site: Porțile de Fier–Reșița 400 kV line (117 km, operational April 2024), Reșița–Pančevo double-circuit interconnector (131 km, 2×1,380 MVA, cross-border capacity +80%, both circuits operational January 2025), Transelectrica PDRET 2024–2033 (€1.9B national grid plan, Reșița designated priority node on Banat Axis). Four EU PCI designations under ENTSO-E TYNDP Project 144 documented and cross-referenced.
Domain resitadata.com registered — digital infrastructure secured
The domain resitadata.com was registered and secured. Email infrastructure established (office@resitadata.com, investors@resitadata.com). Initial digital presence built. This marked the transition from research phase to active project development.
Financial modelling & investor documentation
Full investor documentation package constructed from the ground up: site financial model (development cost scenarios, capex/opex benchmarks for 50–200 MW DC campus), EU market analysis (CBRE 2025 institutional investor survey, EUDCA demand forecasts, Mordor Intelligence Romania CAGR data), risk register, EU regulatory pathway map. Documentation structured specifically for institutional due diligence by data center developers and infrastructure funds.
Website development — multiple iterations
resitadata.com underwent extensive development over multiple design and content iterations. The site was rebuilt and refined to meet institutional investor standards: claim-by-claim validation with public sources, multi-language support (EN/ES/FR/RO), mobile-first architecture, structured data (schema.org), and a contact system designed to filter qualified corporate inquiries. Over 8 major content versions were produced before public launch.
Target partner research — developer & investor identification
Systematic research into potential development partners and capital introducers: European data center operators, colocation developers, infrastructure funds active in CEE markets, City of London capital introduction channels. Partner profiles, approach strategies and NDA documentation framework developed. Outreach preparation completed.
PPC Romania acquires 9.9 ha adjacent — independent validation
Public Power Corporation — Greece's largest energy company, formerly Enel Romania — acquired 9.9 hectares in the same Valle Terovei industrial zone, adjacent to the site identified by Resita Data Infrastructure SRL, for a 100 MW gas plant. This was an entirely unsolicited, independent institutional decision confirming the zone's suitability for large-scale energy infrastructure investment. Source: Profit.ro, December 2025.
Company incorporation prepared — Resita Data Infrastructure SRL
Articles of association, CAEN activity codes, corporate governance structure, and registered address formally prepared for incorporation of Resita Data Infrastructure SRL under Romanian company law (Legea 31/1990). CAEN principal code: 7112 (engineering activities and technical consulting). Company formation process submitted. CUI (fiscal registration number) pending issuance — registration in progress at the time of writing.
Strategic Partnership Agreement — Municipality of Reșița · March 2026
A Strategic Partnership Agreement for the Reșița Data Center — AI Digital Infrastructure project was formally signed and registered at the Reșița City Hall Registry (March 2026). The agreement formalises the institutional cooperation framework, confirms Resita Data Infrastructure SRL as the delegated project coordinator, and initiates the formal municipal process for site allocation — subject to all required legal procedures including public tender and Local Council vote. Full document available under NDA to qualified partners.
resitadata.com officially launched — active investor outreach begins
After 18 months of research, documentation, and preparation, resitadata.com was officially launched in March 2026. The site presents the full validated case for the Reșița site: grid infrastructure (public records), industrial zoning, market context, partner profiles, and the full validation ledger. Formal outreach to data center developers, infrastructure funds, and capital introducers commenced immediately upon launch.
Active investor & developer outreach
Direct outreach to data center developers, colocation operators, and infrastructure funds underway. Capital introduction broker engaged. Full NDA documentation package dispatched to qualified prospects. All inquiries via investors@resitadata.com — corporate email required.
Municipal formal process — initiated, ongoing
The formal municipal process for land allocation has been initiated following the signed cooperation agreement. This is a legally structured procedure governed by Romanian administrative law — subject to public tender and Local Council vote. No outcome is predetermined. No construction permits have been issued.
Resita Data Infrastructure SRL — company registration in progress
Company registration filed at the Romanian Trade Registry (Registrul Comerțului). CUI (fiscal identification number) pending issuance. Upon registration, the company will formally ratify the Strategic Partnership Agreement as a legal entity, replacing the current individual pre-contractual arrangements. The company operates under the name Resita Data Infrastructure SRL (Romanian: Resita Data Infrastructure SRL). Deadline for registration: September 2026.
Formal ATR grid capacity study — Transelectrica
The Aviz Tehnic de Racordare (ATR) is the formal grid connection capacity study with Transelectrica, required to determine actual connectable MW. Duration: 6–12 months per ANRE Order 59/2013. This is the first technical milestone requiring a development partner.
Land allocation — public tender process
The formal allocation of the identified land parcel requires a public tender process under Romanian law, including an independent ANEVAR valuation and a vote by the Reșița Local Council with the required qualified majority. Timeline is process-dependent.
Environmental Impact Assessment (EIA) & permitting
Formal EIA required prior to construction authorization. Pre-screening has confirmed no environmental conflicts at site level. Full EIA initiated by development partner upon land allocation.
Construction & commissioning
Development, construction, and commissioning led entirely by the development partner. Resita Data Infrastructure SRL's role transitions to site coordination support. Timeline and phasing determined by the partner's technical and financial plan.
Why This History Matters
Site origination is invisible work. This is what has been done — and what it means for a development partner entering today.
Ground-level knowledge
Site selection, grid documentation, institutional relationships, and regulatory mapping — all already done. A developer entering today skips 12–18 months of discovery work that typically precedes any serious site evaluation.
Everything is verifiable
Every factual claim on this site links to a public source — Transelectrica, ENTSO-E, Eurostat, Profit.ro. The grid infrastructure is real. The industrial zoning is real. The adjacent PPC acquisition is real and independently verifiable.
Registered. Documented. Moving.
The Strategic Partnership Agreement is a formally registered document. The project is not a concept deck — it is an active origination initiative with institutional engagement, documentation, and a clear path to execution. Full document available under NDA.
